Before COVID, the growth of people working from home increased by 2-4% each year. During COVID it shot up to 62%. Now it appeared to level off in the 30-40% range. The end result: We experienced 40 years of WFH increases in just 2 years leaving owners of Office buildings, especially urban ones, scrambling to adapt to a changing market which has less demand. A flight to higher quality coupled with diminishing demands are lowering valuations – especially with urban Class B & C properties.
